Director of Business Development: Remodels & Special Projects

We are seeking a strategic, results-oriented Director of Business Development to lead a Special Projects & Remodels division. In this role, you will partner with national brands to deliver large-scale painting projects, flooring installations (carpet/LVT), and interior/exterior remodels across hundreds of locations at once. You’ll serve as the key link between client vision and operational execution, ensuring projects are completed efficiently, on-brand, and on schedule.

Key Responsibilities:

  • Revenue Growth: Identify and secure multi-site contracts for painting, flooring, and remodel projects with enterprise clients.
  • Market Expansion: Build relationships with decision-makers in Retail, Hospitality, Healthcare, and Commercial Real Estate responsible for capital expenditures and brand updates.
  • Consultative Approach: Evaluate client portfolios and recommend long-term refresh programs that protect assets, enhance appearance, and improve customer experience.
  • Project Scoping: Collaborate with estimating teams to develop detailed, accurate bids, clearly explaining all fees and value-added charges.
  • Opportunity Management: Maintain a healthy pipeline of large-scale rollout projects, ranging from dozens to over a thousand locations across North America.
  • Industry Representation: Attend and lead presence at major trade shows (SPECS, Connex, IFMA) to strengthen relationships and position the organization as a top-tier partner for high-profile projects.

Specialized Knowledge:

  • Commercial Painting: Understanding of various substrates, coatings, and techniques for minimizing disruption in occupied spaces.
  • Flooring & Carpeting: Familiarity with LVT, broadloom, and carpet tile installations, including handling furniture logistics and moisture mitigation.
  • Light Remodels: Knowledge of interior refreshes, including fixture installations, wall coverings, and minor carpentry work.

Qualifications & Skills:

  • Proven Hunter: Track record of winning $1M+ contracts within facilities, construction, or related industries.
  • Project Expertise: Comfortable communicating with General Contractors and Facility Directors, knowledgeable about scheduling, crew management, and punch-list processes.
  • Relationship-Focused: Skilled at navigating extended sales cycles (6–18 months) for large-scale remodel programs.
  • Technical Skills: Proficiency in CRM tools (Salesforce, HubSpot) and ability to read floor plans or architectural drawings is highly valued.
  • Travel: Ability to travel up to 50% to walk sites, confirm scopes, and meet with clients.
