Senior Estimator – Refresh & Remodels
We are seeking a highly skilled Senior Estimator to lead project costing for national refresh, remodel, and multi-location rollout initiatives. This role is central to ensuring accurate, competitive, and profitable pricing while supporting revenue growth, protecting margins, and aligning estimates with operational capabilities. The ideal candidate excels in fast-paced environments, understands complex multi-site programs, and balances speed, precision, and strategic insight.
Key Responsibilities:
Estimating & Preconstruction Leadership
- Lead cost estimation for refresh, remodel, and rollout projects ranging from $100K–$2M.
- Review drawings, specifications, and project narratives to produce detailed, accurate estimates.
- Maintain and update unit-cost databases for repeatable multi-site programs.
- Prepare conceptual, schematic, and GMP estimates according to project stage.
- Identify potential cost risks, gaps, and opportunities early in the planning process.
Bid Strategy & Execution
- Collaborate with Sales and Operations teams to develop competitive bid strategies.
- Compare and level subcontractor bids to ensure scope alignment.
- Maintain profitable pricing while remaining competitive in the market.
- Participate in client presentations and support RFP responses as needed.
- Contribute to high-profile pursuits, including enterprise clients and national rollouts.
Subcontractor & Vendor Management
- Build and maintain a reliable national network of subcontractors.
- Solicit, review, and evaluate bids across multiple trades and regions.
- Ensure subcontractor coverage complements in-house capabilities where applicable.
- Negotiate scope and pricing with key partners to optimize project outcomes.
Cross-Functional Collaboration
- Work closely with Sales, Operations, and Procurement to align estimating with execution plans and material strategies.
- Participate in handoff meetings to ensure a smooth transition from estimate to project execution.
- Ensure estimates reflect real-world conditions and execution feasibility.
Financial & Margin Accountability
- Ensure all estimates meet targeted profit margins.
- Track estimate vs. actual results and refine pricing models for continuous improvement.
- Support value engineering initiatives to maintain profitability without compromising quality.
Process Improvement & Efficiency
- Continuously improve estimating processes, tools, and templates.
- Develop and support standardized procedures and SOPs.
- Reduce turnaround time while maintaining accuracy using technology, including CRM and estimating software.
Key Metrics / KPIs:
- Accuracy of estimates (Estimate vs. Actual variance)
- Bid-to-win ratio
- Turnaround time for estimates
- Gross margin performance on awarded projects
- Competitiveness and coverage of subcontractor network
Qualifications:
Required:
- 7+ years of estimating experience in commercial refresh or remodel environments.
- Experience managing multi-site or programmatic projects.
- Strong knowledge of construction trades, materials, and labor pricing.
- Proven ability to estimate large-scale projects
- Proficient in reading plans, Excel, and estimating software.
Preferred:
- Experience in retail, convenience stores, restaurants, banking, or multi-site rollouts.
- Familiarity with subcontractor construction models.
- Knowledge of national vendor networks.
- Experience in high-volume, fast-paced estimating environments.
